  1. Simple & Sweet:

This sweet and simple iced coffee recipe is my spring and summer go-to for early mornings, and the best part? It’s super easy!

Here’s what you’ll need:

  • Half and half (to serve)

  • 2 tbsp sweetened condensed milk

  • A cup of ice cubes

How to prepare:

Make a pot of coffee however you make yours (drip coffee, moka pot, pour-over, French press, etc), and let it cool on the counter to room temperature before putting it in the fridge overnight, or at least for a few hours to completely cool. Then, fill up a tall glass with ice cubes and pour the coffee over. Add a splash of half & half and 2 tablespoons of sweetened condensed milk, and stir to combine. Voila! Easy iced coffee that will leave you wanting more.

2. Spicy + Autumnal

This recipe makes me feel like I’ve brought my local coffee house to my kitchen! This coffee would be great with a slice of pumpkin pie or apple crumble, or for every morning in the fall weather.

Here’s what you’ll need:

¼ tsp ground nutmeg

¼ tsp ground cinnamon

½ teaspoon vanilla extract

A cinnamon stick if you’re feeling fancy

How to prepare:

While your coffee is brewing, combine the nutmeg, cinnamon, and vanilla extract in your mug. Stir together until the mixture is thick, then add in your coffee and stir until combined. Add your milk of choice, and garnish with a cinnamon stick if you’re feeling fancy.

Short on time? If you use a traditional coffee pot, simply combine the nutmeg and cinnamon with your ground coffee before you put it in the machine! Ta-da! All combined, no stirring necessary.

3. Lavender Latte

I absolutely love a lavender latte; adding lavender syrup to any drink brings a sense of calm to the moment. If you don’t have lavender syrup, I’ll teach you how to make your own!

Here’s what you’ll need for the latte:

  • Coffee of choice

  • Milk of choice

  • A milk frother or a blender

  • Lavender syrup

  • Dried lavender

How to prepare:

Brew your coffee as you like it; personally, I make mine extra strong for this recipe because it really brings out the flavor of the lavender.

To froth your milk, warm it up first on the stove or in the microwave. I use a milk frother that’s attached to my espresso machine, but if you don't have one handy you can pour the milk into any blender and blend for 30 seconds. Pour the milk over top of your coffee and add 2 tbsp of lavender syrup, then sprinkle with dried lavender. If you like extra flavor, add some extra lavender syrup! Nothing is stopping you from having a beautiful morning.

If you don’t have lavender syrup, it’s easy to make your own! Here’s how:

You'll need:

- ¼ cup dried lavender

- ½ cup of water

- ½ cup white sugar.

How to make:

Add water and lavender to a small saucepan and bring to a boil. Reduce heat and simmer for 2 or 3 minutes, then remove from heat and let cool completely. Use a strainer to separate the lavender buds from the liquid.

In another saucepan combine the sugar with 2-3 tablespoons of the lavender water, or just enough to wet the sugar. Bring the mixture to a boil, reduce heat and let simmer for 4 minutes, whisking occasionally. Then, whisk the lavender water into the sugar mixture and store in the refrigerator.

4. The Tiktok Whipped Coffee

This trend was all the rage last year, but have you tried it? And if you don’t know what I’m talking about, go on Tiktok or Instagram and type in “whipped coffee.” The many aesthetic videos will convince you that you NEED this in your life, asap!

You'll need:

  • 2 tbsp hot water

  • 2 tbsp sugar

  • 2 tbsp instant coffee powder

  • Milk to serve

  • Ice to serve

How to prepare:

Add the hot water, sugar, and instant coffee powder to a bowl and whisk either by hand or with an electric mixer until it’s super fluffy. Spoon the mixture over a cup of milk with ice and mix before drinking! It’s that easy, and so delicious!

5. Slow Cooker Chai

If you’re not a coffee drinker, or simply need a change to your routine, try the slow cooker chai!

You’ll need:

  • 3 ½ quarts of water

  • 15 slices fresh ginger, peeled

  • 15 green cardamom pods, split open and seeded

  • 25 whole cloves

  • 3 cinnamon sticks

  • 3 whole black peppercorns

  • 8 black tea bags

  • 1 (14 ounce) can sweetened condensed milk

How to prepare:

Pour the water into the crock of a slow cooker. Stir in the ginger, cardamom pods, cloves, cinnamon sticks, and peppercorns. Turn on high and let simmer for 8 hours; perfect for overnight so that you wake up with a delicious smelling home!

When you’re ready to serve, steep the tea bags in the hot, spiced water for 5 minutes. Strain the tea into a clean container, then stir in your condensed milk. Serve hot or over ice! If you like a little spice, try adding in star anise, fennel, allspice, vanilla bean, and nutmeg to the crock of the slow cooker while you let it simmer. If you like it sweet, stir in brown sugar when you serve.

These five inspiring coffee recipes are sure to add a delightful twist to your morning routine as a busy real estate agent. Whether you're in the mood for a simple and sweet iced coffee, a spicy and autumnal brew, a calming lavender latte, the trendy whipped coffee, or a comforting slow cooker chai, there's something for everyone to enjoy. So next time we're in need of a pick-me-up, let's skip the basic brew and give one of these delicious creations a try. Our taste buds (and your clients) will thank you.
